From Buffalo (I-90 East). Take I-90 East about 30 miles to Exit 48A (Pembroke / NY-77). Head north on NY-77 toward Medina (~16 mi). At Medina, follow NY-31 East a few miles, then turn north onto Oak Orchard River Rd into Waterport. The cottage is on the left at 1511. Total drive ≈ 1 hour. We strongly recommend GPS for the final stretch — the local roads change names a few times and a navigator handles it best.
From Rochester (I-490 West). Take I-490 West to NY-31 West toward Albion. Continue through Albion ~10 mi to Waterport, then north on Oak Orchard River Rd to 1511. Total drive ≈ 50 minutes.
Door code. A 4-digit code arrives by text and email 24 hours before check-in and becomes active at 3 PM on arrival day. Enter it on the Nest keypad next to the front door — the lock chimes when it accepts and the door unlocks.
Where to park. The driveway is a full U-shape for easy in/out access — pull in either entrance and you can fit 4–5 vehicles comfortably.
Two bedrooms, one bathroom with a tub/shower combo. Living room with a wood stove and an oversized couch, and a kitchen that opens onto the wraparound deck. Sleeps up to 5.
Beds. Primary bedroom has a queen. Second bedroom has two twin beds, suitable for kids or two adults who don't mind separate beds. The living room has an oversized couch (not a pullout sleeper) — comfortable for an extra guest if needed.
Kitchen. Fully stocked. Drip coffee maker, kettle, full set of pots and pans, cast iron skillet, sharp knives, blender, toaster, microwave. Salt, pepper, oil, vinegar, and basic spices in the cabinet right of the stove. Coffee filters and trash bags under the sink.
Heat & AC. A single mini-split unit heats and cools the entire cottage and keeps things comfortable in any season. Use the remote on the kitchen counter to set it.
Wood stove. The wood stove is operational and you're welcome to use it — only if you have experience operating one. Wood is stacked near the deck. If you're not sure how to use it safely, please skip it and rely on the mini-split.
Getting to the river. The cottage doesn't sit at the river's edge — but the river isn't far. Walk up the road from the cottage about ⅒ mile to the stoned driveway with the silo. Where the driveway wraps behind the house, you'll see a stoned path down to the water — steep but flat underfoot, easy walking. At the bottom go right and you'll run into the boathouse and docks.
The river bank. Beyond the boathouse, the land opens into a flat 2-acre stretch with plenty of river frontage to fish from shore. Walk it, find your spot, cast.
Wading. The water in front of our property is too deep to wade. For wade-in access, head to St. Mary's Archers Club, less than a mile up the road — a small parking fee gets you down to a popular run with gravel bottom.
Want a ride down? If you're hauling gear or just want a lift, we're around most days and can run you up and down on the UTV. Just text. Don't try to drive your own vehicle down the path — it won't make it.
Catch & release. We're catch-and-release on this stretch by tradition, not law — the river fishes better that way. If you want to keep one for the table, the chinook in October can take a small harvest with no harm to the run.
