This Privacy Policy describes how Crooked Creek Properties LLC ("we," "us") handles personal information collected through crookedcreekproperties.com and related communications. We're a small, family-run rental — we don't sell data, share it for advertising, or use it for anything beyond hosting your stay.

Information we collect

When you book directly with us, we collect:

• Identity & contact: first and last name, email address, mobile phone number.
• Booking details: dates of stay, number of guests, pet status, special requests you write to us.
• Payment: processed by Stripe — we never see or store your full card number. We retain the last four digits, expiration month, and a Stripe customer ID for refunds.
• Communication history: texts and emails between you and the owner, kept for service continuity.
• Technical: IP address, browser, and pages viewed (through Google Analytics 4) — used in aggregate only.

If you book through Airbnb or VRBO, those platforms hold your data under their own policies; we receive only what they pass to us (typically: name, masked email, dates).

How we use your information

• Booking management. Confirm reservations, send check-in instructions, process payments and refunds.
• Communication. Reply to your messages, send the door code 24 hours before arrival, follow up after your stay.
• Property access. Generate a unique 4-digit keypad code valid only for the dates of your stay.
• Tax & legal. Maintain records required by New York State for occupancy tax remittance.

We do not use your data for advertising, do not build profiles, and do not sell or rent contact lists to anyone.

Third-party services

We use a small set of trusted vendors to operate the booking system. Each receives only the data needed to do its job:

• Stripe — payment processing. stripe.com/privacy
• Twilio — SMS for the door-code text and owner reply line. Mobile information and SMS opt-in consent collected through our booking form are not shared with Twilio or any third parties for marketing or promotional purposes; Twilio receives only the recipient phone number and message content necessary to deliver your requested notifications. SMS message frequency varies based on your booking activity, and message and data rates may apply from your mobile carrier. Reply STOP to opt out or HELP for help at any time.
• Resend — transactional email (confirmations, receipts, manual).
• Google Analytics 4 — aggregate, anonymized site analytics. IP addresses are anonymized; no advertising signals.
• USGS & NOAA — public river-data feeds shown on the River Report. These services receive no personal data from us.

All categories of data listed above exclude text messaging originator opt-in data and consent. SMS opt-in data and consent will not be shared with any third parties or affiliates for marketing or promotional purposes.

Data retention

Booking records are retained for seven years from the date of stay, as required for U.S. federal and New York State tax recordkeeping. After that, records are permanently deleted from active systems and from offsite backups within the next backup cycle.

Communication threads are retained for two years for dispute resolution and then deleted. Marketing emails are not sent — there is no list to be on.

Your rights

You can ask us, at any time, to:

• Access the personal information we hold about you.
• Correct anything that's inaccurate.
• Delete your data (subject to the seven-year tax retention noted above).
• Receive a portable copy in a common format (CSV or JSON).

Cookies & analytics

The site uses Google Analytics 4 with IP anonymization enabled and advertising features disabled. We do not use ad-targeting cookies, retargeting pixels, or third-party tracking.

Strictly necessary cookies (session, CSRF) are set when you start a booking. You can clear or block all cookies in your browser without breaking the site, except for the booking flow itself.
